Well a friend of mines place came up for sale recently. It is a manufactured home with a sweet living room ad on a huge garage. and its 75 feet from the Chippewa river. This place is so secluded you have to drive over a one way wood bridge 75 feet over the river to get to it. its a 165,xxx but man its super sweet.

Best part is besides myself there is only one other full time person who lives this close to the river. The rest are hunters.

Bonus its on a complete foundation.

Looks like a nice place... seems a little steep for the house but it might be good depending on how much land is included. Don't get me wrong, the house looks really nice, just doesn't seem $165000 nice.

5 acres. Rive front property is always way high. Bedrooms are typical manufactured home size. one is 16x10 the others 16x8

Comes with 3 stall garage on slab less than 2 years old heated floor heated and insulated. Has attic above garage with wood shop. Has new 2,000 gallon septic as of last year as well.

The land it self i am sure is worth 100 grand i am looking at the parcel at the assets office later to determine land value. But i am guessing land value alone is gonna be closer to 75,000-100,000

My buddy owns a mobile home in san fernado valley that is worth 400,000 its all about teh land.
