idea's for a business

ok so my buddy owns a 3000+ sq ft building in the middle of our little town,
this place was a restaurant for many years. he leased the building out for the last year and a half, and really doesnt care to go back into the restaurant business again.. so now we have a vacant building in the middle of our little town and were trying to come up with a good business idea for it..

my thought was to turn it into a strip club, but in this county i highly doubt we can manage that. the nearest club is over 45min away and we are 95% sure it would get shut down by the old folks around here.

my next thought was something medical, cause this area is like a retirement village, Old people everywhere.. lol

so to make a long story short we havent come up with anything yet. if it is something other then a restaurant then after 1 year we will lose the $275,000.00 dollers in impact fee's, so we were tring to come up with something that can sell some food, so we dont lose that $ in case it has to be turned back into a restaurant.

maybe someone here has an idea..if you do shoot it out there. thanks guys.

this idea has come up more then once..
my problem with it is that to get a liquor license it will cost us about $100K
we can sell beer and wine already.
but there is a sports bar across the street that does have a full liquor bar
and has been there for years and is very well known. i dont think we could compete to them..

Your best bet is turn it into a Bingo Hall

there is a nice bed and breakfast up the road on the lake..
and a casino would be illegal..
